More homes are on the market, but buyers are still moving carefully
The biggest shift in this market right now is supply. The Real Estate Data Aggregator counted 645 homes for sale across the ten ZIP codes in this market in the three months ending August 31, 2026. That is up 24.3% from the same three months in 2025. More choice is sitting in front of buyers than they have seen in a while.
At the same time, Realtor.com reported that active listings topped 1.16 million nationally in September 2026. This is not just a local story. Buyers across the country have more options, and they know it. That changes how they weigh each home they visit.
Realtor.com also reported that mortgage rates climbed above 7% for the first time since January 2025. CNBC reported that Fannie Mae forecast the 30-year fixed rate at 7.4% for the fourth quarter of 2026 and 7.5% through 2027. Those numbers slow decisions. Buyers are comparing more carefully before they commit.
Sales slipped, but deals are still happening
The Real Estate Data Aggregator counted 628 homes sold across the market in the three months ending August 31, 2026. That is down 2.8% from the same period a year before. Not a steep drop, but a real one. Pending sales came in at 602, down 1.6% year over year.
Realtor.com reported that price cuts hit 20.8% of listings nationally in September 2026, the highest share since October 2022. That is the national picture. Locally, the story splits by ZIP code, and some areas are holding up better than others.
Each ZIP code is telling a different story
Some parts of this market are moving well. The Real Estate Data Aggregator found that in ZIP 08550, 55.9% of homes sold above list price, and the median sale price rose 22.4% to $1,123,000. Median days on market there was 32 days, 6 days shorter than a year ago. In ZIP 08525, homes averaged 103.9% of list price and 56% sold above asking.
Other areas are softer. In ZIP 08536, the Real Estate Data Aggregator recorded a median of 58 days on market, 4 days longer than a year before, and only 26.2% of homes sold above list, down 22.8 points from 2025. In ZIP 08852, the median days on market reached 72 days, 19 days longer than the same period last year.
Where sellers are still getting above asking
Even in a market where buyers are taking more time, plenty of homes are closing above list. The Real Estate Data Aggregator found that in ZIP 07109, 69.5% of homes sold above list price. In ZIP 08550 it was 55.9%, and in ZIP 08525 it was 56%. In ZIP 08512, the sale-to-list average was 101.2%, up 1.9 points from a year ago, and 41.9% of homes sold above asking.
Median sale prices across the market
Prices moved in different directions depending on where a home sits. The Real Estate Data Aggregator showed ZIP 08550 at a median of $1,123,000, up 22.4%. ZIP 08558 came in at $1,076,000, but that was down 13.9% from a year before. ZIP 08512 sat at $725,000, down a modest 1.7%. The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026, so some of these local swings are wider than the national trend in either direction.

What this means for homeowners right now
More inventory means buyers have room to compare. Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026. The homes that are closing above list in this market share something: they were priced to reflect what buyers are actually paying, not what sellers hoped the market would accept a year ago.
In ZIP 08512, the Real Estate Data Aggregator counted 37 new listings in the three months ending August 31, 2026, up 2.8% from a year before. Months of supply reached 3.8, up 0.9 months from 2025. That is still a relatively tight market, but it is looser than it was. Preparation and honest pricing are doing more of the work now.
- Inventory is up 24.3% across this market and sales slipped 2.8% in the three months ending August 31, 2026. Buyers have more to look at and rates above 7% are slowing their decisions.
- The homes closing above list are the ones priced and presented to match what buyers are seeing across the street.
One more thing worth knowing: the numbers above cover whole ZIP codes. A single street can read very differently from the ZIP code average. If a home sits on a block where three similar homes just sold quickly, or where two listings have been sitting for months, that block tells its own story. The ZIP code number is a starting point, not the whole answer.
