More listings are showing up across the market
The one number that changes what sellers should do right now: the Real Estate Data Aggregator counted 645 homes for sale across this market in the three months ending August 31, 2026. That is up 24.3% from the same months a year before. More choices on the table means pricing and condition matter more than they did twelve months ago.
New listings rose too. The Real Estate Data Aggregator counted 703 new listings across the market in the same period, up 6.7% from a year before. More sellers are stepping in. That is good news for buyers who felt squeezed last year.
Sales are down a little. The Real Estate Data Aggregator shows 628 homes sold across the market in the three months ending August 31, 2026, down 2.8% from the same period last year. Inventory is growing faster than buyers are absorbing it. That gap is what sellers need to plan around.
Redfin reported that home prices in the New Brunswick area slipped 0.6% month over month on a seasonally adjusted basis as of October 20, 2026. A small dip, not a collapse. But it fits the pattern: more homes, slightly softer prices, buyers with a little more room to breathe.
How each ZIP code is reading
The market-wide numbers cover a lot of ground. Each ZIP code tells its own story, and some are moving in opposite directions.
| 08512 Cranbury | 08540 Princeton | 08536 Plainsboro | 08550 Princeton Junction | |

- 1008558 Skillman105.9%
Skillman stands out. The Real Estate Data Aggregator shows homes for sale in 08558 more than doubled, up 105.9% from a year before. The median sale price there slipped 13.9% to $1,076,000. More inventory and a softer price in the same ZIP is the kind of combination that asks sellers to be precise with their number from the start.
Princeton Junction reads differently. The Real Estate Data Aggregator shows inventory there actually fell 4.4%, while the median sale price rose 22.4% to $1,123,000. Homes sold in 32 days at the median, and 55.9% sold above list price. Tighter supply is doing what tight supply does.
The national picture adds some context
Nationally, the Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026, and ticked up 0.3% month over month in July on a seasonally adjusted basis. That is a slower pace than this market's stronger ZIP codes are showing.
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025, as of September 30, 2026. Realtor.com also reported that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. Those two facts together explain why more sellers are feeling the need to sharpen their pencil.
Every ZIP code in this market sits below six months of supply, which is the level many consider balanced. Even where inventory rose sharply, homes are still moving. The market is not stalling. It is just asking more of sellers than it did a year ago.
What this means if you own a home here
More listings mean buyers can compare. A home that is priced a little high, or needs work, is easier to pass over when there are 38 others in Cranbury or 174 in Princeton to look at. The Real Estate Data Aggregator shows that in Cranbury, the median price slipped 1.7% year over year to $725,000. Not a sharp drop, but a signal.
Preparation still pays off. In Hopewell, the Real Estate Data Aggregator shows homes averaged 103.9% of list price, and 56% sold above list. In Belleville, 69.5% of homes sold above list. Those numbers belong to sellers who came in ready.
- Inventory across this market rose 24.3% in the three months ending August 31, 2026, per the Real Estate Data Aggregator.
- New listings rose 6.7% to 703. Redfin reported a 0.6% month-over-month price dip in the New Brunswick area.
- Not every ZIP feels this the same way.
- Princeton Junction tightened while Skillman softened.
- One street can read very differently from the whole ZIP code.
