More homes are on the market, but contracts have eased back

The one fact that changes what a homeowner should do right now: more homes are competing for the same pool of buyers. The Real Estate Data Aggregator counted 655 homes for sale across this market in the three months ending July 31, 2026, up 19.5% from the same period a year before. More supply with fewer contracts means a well-priced home matters more than it did last summer.

At the same time, Realtor.com reported that active listings nationally topped 1.16 million homes in September 2026. The local picture matches that direction. More choices for buyers does not mean sellers are stuck, but it does mean the days of any price working are behind us for now.

Pending sales have pulled back

The Real Estate Data Aggregator counted 657 pending sales across the market in the three months ending July 31, 2026. That is down 6.4% from the same months of 2025. Buyers are still signing contracts, just not at last year's pace.

Nationally, Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025, as of September 30, 2026. That kind of rate tends to slow decisions. It helps explain why buyers are taking a little longer, even when they are serious.

What this looks like ZIP by ZIP

The market-wide numbers tell one story. Each ZIP tells its own. The Real Estate Data Aggregator shows wide differences across the ten ZIP codes in this market for the three months ending July 31, 2026.

Speed: some ZIP codes still move fast

In ZIP 08558, the Real Estate Data Aggregator recorded a median of just 23 days on market for the three months ending July 31, 2026. In ZIP 08852, the median was 69 days, 21 days longer than the same period in 2025. Those two ZIP codes sit in the same market but feel very different to a seller right now.

Prices: a mixed picture

In ZIP 08512, the Real Estate Data Aggregator put the median sale price at $700,000 for the three months ending July 31, 2026, down 12.2% from the same period in 2025. That is a real dip, not a rounding error. In ZIP 08525, the median rose 30.9% to $720,000 over the same stretch. Same market, very different direction.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026, and 0.3% from the prior month on a seasonally adjusted basis, as of September 29, 2026. Some ZIP codes here beat that national pace. Others fell behind it.

Sellers are still getting over asking in many cases

Even with more supply, homes are not quietly settling below list. The Real Estate Data Aggregator found that in ZIP 08525, 61.9% of homes sold above list price in the three months ending July 31, 2026. In ZIP 08550, the figure was 52.7%. In ZIP 08512, it was 37.1%, up 1 point from a year earlier.

Nationally, Realtor.com reported that 20.8% of listings had a price cut in September 2026, the highest share since October 2022. That is the backdrop. Locally, sellers who price well are still clearing above list. Those who do not are sitting longer.

New listings and what they tell us

The Real Estate Data Aggregator counted 802 new listings across the market in the three months ending July 31, 2026, up 3.1% from the same period of 2025. More sellers came to market, but not all found buyers at the pace they hoped. The 35 homes sold in ZIP 08512 alone, down 2.8% from a year before, shows the gap between listing and closing is real.

Quick contracts are still happening, just not everywhere

The Real Estate Data Aggregator found that in ZIP 08550, 50.8% of homes went under contract within two weeks of listing in the three months ending July 31, 2026, up 7.9 points from a year before. In ZIP 08512, the figure was 25.7%, up 5.1 points. In ZIP 08536, it was 20%. The right home, priced right, still moves.

In short
  1. As of October 4, 2026, this market has more homes to choose from than a year ago, and buyers are taking a little longer to decide.
  2. Sellers who price to where the market actually is are still closing above list in many ZIP codes.
  3. Those who do not are sitting.
  4. The spread across ZIP codes is wide enough that a market-wide number can tell a very different story from the one on your street.
