More homes are on the market, but buyers are still showing up

The one fact that changes how a homeowner should think right now: there are a lot more homes to choose from than there were a year ago, and buyers are still showing up anyway. The Real Estate Data Aggregator counted 645 homes for sale across this market in the three months ending August 31, 2026. That is up 24.3% from the same months of 2025. Yet sales slipped only 2.8%, to 628 homes sold. More choice, not a slowdown.

Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. That context matters: the rise in inventory here is part of a broader shift, not a local alarm. Realtor.com also reported mortgage rates climbed above 7% for the first time since January 2025. That is a real headwind for buyers. Still, the local numbers show demand holding.

Buyers are still paying over asking

Here is what makes this market feel different from the national mood. Even with more homes to pick from, buyers in 08512 are competing. The Real Estate Data Aggregator found that in ZIP 08512 alone, 41.9% of homes sold above list price in the three months ending August 31, 2026. That share rose 13.8 points from a year before. Homes there also sold 9 days faster than the same period in 2025, with a median of 44 days on market.

The median sale price in 08512 dipped a little, down 1.7% to $725,000, according to the Real Estate Data Aggregator. That is worth noting honestly: more supply can soften prices at the edges. But homes are still closing above list, and the sale-to-list ratio of 101.2% tells you buyers are not walking away with deep discounts.

Not every ZIP reads the same way

Across this market, the story shifts depending on where you look. The Real Estate Data Aggregator shows ZIP 08550 with just 1.9 months of supply and 55.9% of homes selling above list. ZIP 08536 tells a quieter story: 58 days on market and only 26.2% of homes above list, with pending sales down 30%. Same market, very different feel.

Sellers are bringing more homes to market, and buyers are largely keeping pace. That is a market finding its balance, not falling apart.

CNBC reported on October 7, 2026 that the average 30-year fixed mortgage rate reached 7.49%. That is the cost of borrowing right now, and it is real. It slows some buyers. But it has not stopped them here, where pending sales and closings are still running close to last year's pace.

CNBC also reported, on October 6, 2026, that Pennsylvania homeowners spend about 24% of median income on owning a home today, compared with 22% to rent. Those numbers are close enough that ownership still makes sense for many households, even with rates where they are.

In short
  1. The three months ending August 31, 2026 brought more homes to market across 08512 and its neighboring ZIPs.
  2. Sales barely flinched.
  3. Buyers are still competing, still paying over list in many cases, and still going pending at a pace close to last year.
  4. The market feels less pinched than it did.
  5. That is different from saying it has gone soft.

One thing worth keeping in mind: a ZIP code number is an average of everything inside it. One street with newer homes, or one block with a school nearby where kids ride bikes and neighbors wave from driveways, can move faster or slower than the ZIP as a whole. The numbers above tell the broad story. Your specific block may read differently.
